@crosstown_line A building like that likely cost you $10m, so you're making 4% on your investment which you could also make if you bought government and muni bonds, just without all the work... and this is without a mortgage.
That's the story in a nutshell.
@crosstown_line Say you have come into some money and you use it to buy a 16 unit (all 450 sqft) nyc walk-up building with 25% rent stabilized units and the rest free market, so total you're making $700k/year in rent, paying about $300k in tax, insurance, utilities and repairs.
@MarkLevineNYC@KennyBurgosNY@rabyaahahmed I wonder what happened to the people behind that disaster? Oh, I see now: "Cea Weaver is a prominent NYC tenant advocate and the newly appointed Director of the Mayor's Office to Protect Tenants under Mayor Zohran Mamdani (2026)"
@MiamiBeachNews The city that protects itself against spring break which no longer exists by blocking streets with manned barricaded bearing QR codes for more info that don't work.
@AtsuroTsujino Is this adjusted for demographics? I would assume foreign nationals are biased towards younger males who tend to commit most crimes in every developed country.
@Rodsellsmiami@breezeline Seriously, this is just insane. File FCC complaints until they get fined because they sure don't think it's their job to keep service on. Also they lie constantly about the cause for outages.
@breezeline@Beamerrrrrrrr@ibscottlee you have the list of customers in the affected area and you should compensate all of them. Feel free to reach out if it's unclear to you why or how to do this, I'll be happy to explain.
@breezeline@Beamerrrrrrrr@ibscottlee You had outages in markets across the country yesterday, all lasting until evening - was it national fiber cut day or was there another reason?
@breezeline@ibscottlee Seriously? Well here I am asking that you credit all customers in the impacted areas and not just the ones who know to DM you. If this is a problem let me know and I'll find a bored lawyer to fix it.
As I said 33% ago... $duol remains a poor product and now also highlights the gap between AI future promises (superhuman intelligence) and current reality (expensive clunky garbage)
@MMatters22596 $DUOL's central problem is that the product does not work. Nobody is learning a language and paid users drawn in by their silly gaming will cancel. Their only hope is to develop or buy an actually productive AI based language learning tool.
