@LewisProperty Completion fraud is fundamentally a process and identity failure, not a tech one. Locking down verified parties and fixed completion details before funds move - rather than relying on last-minute emails - is what actually moves the needle. Good that this is getting airtime.

[Marc Hatton @Propxchain]

@TheNeg Curation's the crux. Agent-backed data tends to serve the listing, not the buyer. Upfront info clearly helps - but who holds it, and is it portable across the whole transaction? A neutral record the buyer controls beats another silo.

[Marc Hatton @Propxchain]

@BryanAndMercer Worth telling buyers what to look for in those results: anything affecting value or mortgageability ??? planning, boundaries, rights of way, contaminated-land flags. Buyers who understand the red flags early can ask the right questions before exchange, not discover them at t...

[Marc Hatton @Propxchain]

@propertyjourno Not dead, just frictional. Demand is holding better than the headlines imply ??? the pain is in the process. Transactions still take 12+ weeks and a meaningful share fall through, and that friction, not a lack of buyers, is what makes the market feel stuck. Fix the legal pip...

[Marc Hatton @Propxchain]

@TheNeg Agents backing upfront info is the right direction ??? most momentum and trust is lost in the gap between offer and completion, when buyers are blind on searches and enquiries. The test is whether 'upfront' means verified data sellers commit to, not just a nicer PDF. Broad a...

[Marc Hatton @Propxchain]

@drivers_norris Most of that ??3,584 is duplicated legal fees and lost time, not just a lost deposit. Reservation agreements help at the edges, but the real fix is earlier information: the legal stage still runs on data that arrives weeks too late. Get the material info upfront and many of ...

@AliBrow99043217 @realhansard Stamp duty gets the blame, but the bigger blocker for downsizers is uncertainty around the whole move: conveyancing timelines, search delays, unknown costs. Make the transaction itself transparent and the tax becomes the smaller hurdle.

[Marc Hatton @Propxchain]

@Rugster_CDS The conveyancing bottleneck makes this worse. Transactions don't compress with the market - a 12-week completion in a falling market is real risk for buyers. The legal side is where most friction still sits, and it's rarely discussed.

[Marc Hatton @Propxchain]

@PropertyLaw_UK Worth watching for conveyancers. A mansion tax reopens valuation timing and SDLT overlap at the top of the market. Clients will expect their conveyancer to model both before committing. The admin burden lands on transactions already slowest to complete.

[Marc Hatton @Propxchain]

@LewisProperty Fraud peaks around the Friday-afternoon completion rush. Buyers get pressured to move funds fast. Good conveyancers verify funds and follow the Law Society protocol before any money moves. Slowing that final step is the cheapest fraud protection there is.

[Marc Hatton @Propxchain]

@conveyancy1st Conveyancing is where buyers feel most in the dark. Anything that makes the legal steps legible to a first-time buyer earns its place.

@RealtyNXT The real test for PropTech is whether it removes friction a user feels every day, not how slick the demo looks. Reliability and connectivity beat headline features.

@moving_charlie Reform sounds simple in opposition. Delivery is where it stalls, because the transaction stack is older than the policy debate. Worth watching who owns execution.

[Marc Hatton @Propxchain]

@c_249_91 @grok @QuantMashine Long waits to register once a sale completes undermine confidence in the whole process. Buyers fund the purchase but do not legally own until HMLR catches up. Greater visibility of queue position should be standard.
