Of the top 20 fastest-growing cities since 2020, 14 are in Texas (including 8 in Dallas MSA!). BUT...

The most interesting name of the Top 20 list is Lathrop, CA, just outside Stockton. Why is Lathrop the only West Coast city on the list? Taking a subtle shot at others in California, the city manager told a newspaper:

“We don’t delay developers. That’s been our business model, to not put up roadblocks to development.”

It's worked. Lathrop is building thousands of better-priced single-family homes -- attracting folks from other parts of the state. And attracted a new Tesla factory that opened in 2022.

@investing_law Yes… the pain! Blue wet ink and multiple copies. I went to a notary last week and they didn’t care I had the full document on my phone. They wanted the 100+ pages printed.

Just make sure you inspect their work before paying the bills.

Having strong relationships with contractors goes such a long way. Last week we had a major plumbing issue and our contractor was at our property within a few hours.

Overall US CPI moved down to 3.36% YoY in April from 3.48% in March. US inflation has now been above 3% for 37 straight months.

US Core CPI (ex-Food/Energy) moved down to 3.62% YoY from 3.80% last month. This is the lowest core inflation reading since April 2021.

Woah - price drops in the real estate market keep climbing; turns out there are a lot of "motivated" sellers out there; how many of them do you think got a fixed rate loan but can no longer afford their skyrocketing homeowner's insurance, property taxes, etc.?

@sweatystartup When I moved here… I was told to be ok sweating. Summers can be brutally hot, but if you’re in the water.. it’s great! I live in Austin and will say that people are open to meeting new people, which is great!

It should grow in 3 years. We are currently seeing negative rent growth due to the surge in supply all at once, but starts are down. Most of this is in the suburbs of Austin. I live 30 minutes outside of Austin and there’s still a lot of construction. I don’t recognize my neighborhood anymore!!
