@justabhii@GodrejProp Horrible. There seems to be no quality control of the construction. Every villa is facing quality issues. GPL is launching project after project in NCR. Their delivery is pathetic as almost every project is delayed by more than 3 years minimum and some are even by 5 years.
@justabhii@GodrejProp The maintenance services rendered by Godrej Living is PATHETIC. Bad quality construction, Foul smell in tap water, STP not working, very low water pressure in morning hours , badly maintained roads. If this continues, day is not far away for Godrej becoming another Supertech
@saurabh2agrawal@GodrejProp@GodrejProp's flagship project in Greater Noida #GodrejGolfLinks is a big failure in maintenance, transparency and quality. A peaceful protest today by residents against poor maintenance was met by hired goondas and bouncers of #GPL, who threatened residents including women

@CISFAirport to the Security and met Mr Rinku Verma the incharge. He checked the security camera and traced my watch and handed it over to me. I am really thankful for the CISF team and for the outstanding service they are doing
@CISFAirport I would like share my great experience with CISF staff in Delhi Airport T3 . During security i had kept my wrist watch in a separate tray and forgot to collect it after picking up my bag. On reaching the gate , I realised that my watch was left back. I rushed back
@SKV_INDIA I agree. Esp on the nexus , hands-off approach by Govt, arm twisting by Developers , almost zero implementation of UPRERA orders by developers and powerless UPRERA is only helping developers continue to exploit the HBs
Government intervention and RERA have helped to some extent, but developers continue to face high compliance costs, often passing these costs on to buyers, adding to the affordability crisis. Without robust enforcement, policy measures are limited in addressing core issues such as delayed deliveries and transparency lapses.
7. Economic Health and Employment Stability
•The broader economic environment impacts real estate demand significantly. India’s GDP growth slowed to 6.1% in 2024, with sectors like IT seeing layoffs, which impacts buying power and home demand. India’s unemployment rate stands at a recent high of 8.3% (CMIE, Sept 2024), and with economic uncertainty, buyers are less likely to make long-term financial commitments, such as home purchases. This weakened economic outlook could further strain high-priced real estate markets.
8. Foreign Investment and Capital Inflows
•Foreign Direct Investment (FDI) into Indian real estate increased by 8% in 2023, largely in commercial real estate. However, global economic uncertainties and tightened regulatory policies have cooled foreign capital inflow in 2024. A reduction in foreign investments may expose oversupplied markets like Bengaluru, where FDI is a significant driver. Declining foreign interest often results in stagnating property prices, particularly in high-demand urban markets.
9. Excessive Building Permits and Over-Construction
•In 2024, building permits for residential projects in India rose by 15% year-on-year, suggesting optimism from developers. However, increased permits, especially in luxury segments, could lead to oversupply. For instance, Noida’s market, where luxury projects are being marketed with incentives like a free Lamborghini, shows signs of excessive optimism that may not be backed by sustainable demand, risking future price declines as the market corrects.
10. Impact of Developer Incentives on Market Stability
•Developers in saturated markets are increasingly offering significant incentives like luxury cars, extended payment terms, and steep discounts to attract buyers. In Noida and Gurgaon, such incentives reflect demand struggles within high-end segments. While incentives can temporarily attract buyers, they indicate an underlying imbalance and potential price correction once these strategies are exhausted. 2/2

After 3 long yrs wait and HBs relentless efforts with the @OfficialGNIDA and @UPGovt and @ChiefSecy_UP, Occupancy Certificate was granted for this stuck project in July this yr but builder hasn’t been able to h/o a single unit till date. We HBs still homeless!!
@TalekarVrushali@harshaldalvi13@GodrejProp It's no different in Godrej Golflinks project in Greater Noida. No possession after a delay of mote than 2 years. After OC resorting to unethical practises to extort money not covered in BBA. Blatant disobeying of UPRERA orders. "Brand Godrej" will soon go Amrapalli way.
@Abhinav_K_Sahai@rituias2003@OfficialGNIDA Congratulations mam! With Dual charge of @OfficialGNIDA, do look into 16 months old CC-1757 of @GodrejProp BLOCKING possession of our homes for NO reason. Discouraging for HomeBuyers as well for National level Builder who are in full compliance to approved plan! Regards
@KJSahai@myogiadityanath @baghelsarvan @rituias2003@GodrejProp@OfficialGNIDA@UPRERAofficial We feel completely let down. Never thought that a brand like Godrej could be so irresponsible. Don’t know whether GNIDA can be held responsible as per RERA. If not RERA has not taken in to account a scenario where the authority can also violate the act.
@rituias2003 Congratulations Madam on your appointment as CEO GNIDA. We hope the long pending issue of OC for the Godrej Golflinks phase 1 project in Greater Noida is given without any further delay. The homebuyers are suffering for long.
@Crudenube @myogiadityanath@GodrejProp@OfficialGNIDA Authority does it again. Not specific. No lessons learnt from Supertech demolition. All objections should be specific and should be shared with HBs. Cannot be a private conversation between authority and builder. Least expected from THIS GOVT.
It's a mockery and is least expected from this Govt. Specific objections, if any, should be made public and cannot be a private communication between autority and Builder. It only shows there may be unholy nexus between authority officials and Builder.
@GodrejProp We have invested in Godrejgolflinks, Greater Noida, Crest V2 107.
We are in constant touch with our RM, Head customer Centricity, still no clarity on the OC & top mgt of GPL is least bothered.
@GodrejProp No possession is offered for the CREST project in Godrejgolflinks GNoida Phase 1 after expiry of 2 extentions by UPRERA. No responsible answers from #GodrejProp or #Godrej senior management on possession. Totally unacceptable from brand #Godrej
Given the amount of stalled housing projects in India - its a mystery that there has not been enough home buyer to pressure government in taking GST/Stamp Duty at the time of possession/Occupancy.
It's time we work towards that approach. No home. No government levies.
