Very good advice. Not sure about ALL of the reasons, but keeping interpersonal distance at work is IMO a best practice.
And if you're a manager, it's non negotiable. Do not bring your bullshit to your team. They do not want to hear it.

Why are some so against people working remote? If a job can be done remotely & that person can work autonomously then why not?
I get so much more done and am much happier overall when I work remote.

Most senior leaders are low trust and need to see people working/imagine some sort of peer pressure of employees seeing each other.

Try to have no car payment. My very strong recommendation is to find a 10 year old Toyota with fewer than 100K miles and do your best not to take any loan/minimize the loan.
