@pepemoonboy The one thing I will add and you did call this out, but buying a home forces you to focus on your finances, for better or for worse. Shouldn’t take a 500k purchase to do this, but it def does change the way you think.

@pepemoonboy Why does every analysis ignore the tax savings of owning a home? In your example, the person is spending ~22.5k on interest. Assuming they’re taxed at 25%, they’re getting 5.5k back. Factor in SALT deductions for state taxes and the diff is a few hundred dollars / month.

Owning a home + investing less (run an analysis on 75% of what you invested if renting, 50%, 25%, etc)….
In 15 years when your mortage is less than the cost of rent in your area, you can invest more than if renting.
