My Home Vyoma is set to be one of the largest upcoming residential launches in Hyderabad's Financial District.
The project spans 22.34 acres with 2,260 apartments—around 100 units per acre, a relatively low-density layout for this micro-market. It comprises 11 residential towers and one premium tower rising up to 51 floors, with a TG RERA completion timeline of February 2031.
The project offers 3 BHK residences (2,606–3,194 sq. ft.), 4 BHK residences (3,520–4,197 sq. ft.) and 49 premium residences of 9,328 sq. ft. Early market estimates indicate pricing may exceed ₹12,000 per sq. ft.
Housing sales across India's top 9 cities rose 19% YoY to 1,12,458 units in Q2 2026, while new housing supply increased 43% to 1,17,609 units, according to PropEquity.
City-wise sales growth: Navi Mumbai +54%, Chennai +33%, Hyderabad +25%, Bengaluru +20%, Pune +16%, Mumbai +15% and Thane +3%. Delhi-NCR (-17%) and Kolkata (-12%) recorded declines.
On the supply side, Bengaluru led with 24,340 units, followed by Hyderabad with 18,407 units (+75%), making Hyderabad the second-largest housing supply market in Q2 2026.

Hyderabad ranked as India's second-largest office leasing market in Q2 2026 with 3.8 million sq. ft. of gross office leasing.
Only Bengaluru recorded higher leasing at 5.2 million sq. ft., highlighting Hyderabad's continued position among the country's leading office markets.
HMDA Medipally Layout E-Auction Receives Overwhelming Response; Highest Bid Touches ₹80,000 per Sq. Yard
The Hyderabad Metropolitan Development Authority (HMDA) successfully conducted Phase- III e-auction of 68 residential plots in its Medipally Layout, witnessing an overwhelming response from homebuyers and investors.
The auction attracted significant participation from bidders across Hyderabad and surrounding regions, reflecting strong market confidence in HMDA developed layouts and
the growing demand for well-planned residential developments.
Of the 68 plots, 63 plots were auctioned with the highest bid received during the auction reaching Rs. 80,000 per square yard with an average bid rate of Rs. 56,260 per square yard generating a total revenue of approximately Rs. 120 Crore highlighting the attractiveness of Medipally location.
The auction generated intense competition among bidders, with several plots receiving multiple bids. The successful auction is expected to further accelerate development and investment in the eastern growth corridor of Hyderabad.

The Telangana Government and the Centre have decided to appoint SBICAPS to carry out a fresh assessment of the Hyderabad Metro Phase-I takeover and the proposed Phase-II expansion.
The study will replace the earlier valuation by IDBI Capital and reassess the proposed refinancing plan, including the earlier ₹15,000 crore takeover proposal. The next steps will be based on the consultant's findings.
SBICAPS has been appointed as the consultant for Hyderabad Metro Rail Phase I valuation and the preparation of a report for Phase II.
The study will assess the valuation of Phase I, expansion plans, construction costs, financing options, loan requirements for the Phase I takeover and potential lending agencies. The Telangana Government and the Centre will decide the next course of action after the report is submitted.
KFin Technologies has leased 1,89,677 sq. ft. of office space at Rajapushpa West Avenue in Hyderabad's Kokapet.
The 15-year lease covers the 23rd, 24th and 25th floors, with rent starting at ₹45 per sq. ft. per month and a 5% annual escalation. The agreement also includes 190 car parking spaces and a security deposit of ₹5.12 crore.
KFin has also leased an additional 53,065 sq. ft. at the same project through four separate transactions.
Accenture has leased over 10.17 lakh sq. ft. of office space at Aparna Technopolis in Hyderabad's Kondapur on a 10-year lease.
The lease commenced on April 1, 2026, with office rent starting at ₹74 per sq. ft. per month and a 4.25% annual escalation. The transaction covers multiple floors across Blocks A and B and includes a security deposit of ₹29.5 crore.
Smartworks has renewed its lease for 2.31 lakh sq. ft. of office space in Hyderabad under a new five-year agreement.
The lease starts at a monthly rent of about ₹1.75 crore, taking the total rental commitment to an estimated ₹121 crore. The agreement also includes a 15% rent escalation after the first and third years, with the space leased from Raidurgam Developers Ltd.
Godrej Properties has launched Godrej Brooklyn Avenue in KPHB Phase IV, Kukatpally.
Spread across 7.8 acres, the project features two high-rise towers rising up to G+45 floors with premium 3 & 4 BHK residences ranging from approximately 1,600 to 3,200 sq. ft.
Located 5 minutes from KPHB/JNTU Metro and about 15 minutes from HITEC City, the development includes over 150 amenities, a 72,000 sq. ft. Brooklyn-themed clubhouse and nearly 75% open green spaces.
DSR CIEL in Gopanpally has received TG RERA approval.
Spread across approximately 7 acres, the project will feature 6 high-rise towers of up to G+38 floors with premium 3 & 3.5 BHK residences ranging from 1,905 to 2,800 sq. ft.
Located near the Financial District, Wipro Circle and Hyderabad's IT corridor, the project is registered under TG RERA No. P02400010929.
