• The Telangana government is revising official land registration values across the state from June 5.
• For apartments within Hyderabad, the increase in registration values will generally be capped at 20%, with some localities seeing only a 10% hike.
• Land values in Fast-growing Hyderabad suburbs within and around the ORR will see some of the biggest increases.
• Agricultural land values in areas such as Tellapur and Shamshabad are expected to double (100% increase).
• In premium locations like Jubilee Hills, the increase will be relatively moderate, with guideline values rising from around ₹80,000 per sq. yd. to ₹90,000 per sq. yd.
• In the Hyderabad Old City, land values are expected to rise by only 10% to 20%.
• In districts such as Warangal and Khammam, agricultural land values are expected to increase by 50% to 70%.
• Rural areas that already have relatively high land values, including parts of Karimnagar, are likely to see only minor revisions.
• A large number of rural villages across the state will see no change, with existing registration values remaining intact

Warangal’s IT and industrial development has been largely neglected under your administration, with most of the focus appearing to be on Hyderabad. There have been no visible efforts to push GCC investments from Hyderabad to Warangal.
I went through your X profile and noticed that Warangal is mentioned only four times in the entire timeline, and even among those, three are not related to industries. The only industrial reference appears to be a tweet thanking PM Modi for the PM MITRA Park.
It is high time to roll up your sleeves and work towards the development of Warangal, the second largest city in Telangana. 🙏

It appears that four bidders crossed the 200 crore per acre mark: Sattva, Prestige, MSN, and Gowra Ventures.
Prestige reportedly led the pack with a bid of around 230 crores per acre, but was ultimately outbid by Gowra Ventures at 237 crores per acre. MSN and Sattva followed with the third and fourth highest bids respectively.
A clear sign of how fiercely contested premium land parcels have become in Hyderabad’s market. 🚀
🚨 Another Record for Hyderabad: Raidurg Knowledge City Land Sold at ₹237 Crore Per Acre
The latest auction of a 6.29-acre land parcel in Raidurg fetched a record-breaking ₹237 crore per acre, marking a massive jump from the previous record of ₹177 crore per acre recorded in October 2025.
The under-construction IMAGE Towers project next to it is reportedly commanding rental expectations of ₹120 to ₹140 per sft. In addition, the recent relaxation in height restrictions by the AAI has likely boosted buyer confidence and contributed to the aggressive bidding.
This land parcel was originally allotted to State Bank of Hyderabad in the 2000s and was later handed back to TGIIC.
Visited the office of a deep-pocketed real estate developer today.
The Sales Head mentioned that they had initially planned a residential tower with ~30,000 sq. ft. apartments in a prime location.
However, the idea was later dropped in favor of a fully commercial development. Otherwise, Hyderabad might have seen its first ₹50 crore apartments. 🙂
Someone reached out to me over DM asking about investing in plots around 20 km beyond Shadnagar (about 50 km from the ORR).
I advised him to avoid it. The city is unlikely to grow that far even in next 3-4 decades . Also, these projects typically have 30–40% of the price built into marketing costs, commissions apart from developer margins, putting buyers at an immediate disadvantage.
Reselling can be very difficult. Once the developer moves on and the marketing buzz fades, finding a buyer can become a nightmare, even at a steep discount.
