Quick note: I’m Satish Reddy, the person behind @HydREGuide.

I grew up in Nalgonda, a town in Telangana, and moved to Hyderabad at 16. Since then, life has taken me through Roorkee, Pune, Hyderabad, and Seattle, USA, where I spent nearly 10 years before returning to Hyderabad for good.

I spent close to 15 years at Microsoft, have been investing in Hyderabad real estate for over 15 years, and now work in real estate here full-time.

There shouldn’t be much change on the feed. You’ll continue to get all the Hyderabad and real estate updates, infrastructure news, and project analysis as usual. The only difference is that now you know who’s writing it.

🚨Big News from My Home Group!
My Home is now opening up channel partnerships for its Bangalore project.

This is an interesting development, but not entirely surprising. While My Home has traditionally followed its own sales model in Hyderabad, its expansion outside the city seems to be bringing a different approach.

In Bangalore, it appears to be adopting a model similar to pan-India developers like Prestige, Sobha and Brigade, who work extensively with channel partners.

If this model succeeds in Bangalore, it could potentially influence how My Home approaches sales in Hyderabad, too, particularly for select projects where sales slower than expected.

New cafe, KOVFI, has opened on Mokila-Shankapally Road, just before Bluefin Villas.

The design is really good, and it looks like a decent investment has gone into the place. There also seems to be a full-sized restaurant and a sports arena planned at the back.

Pricing is a bit on the higher side, like most high-end cafes. Tried the classic cold coffee and Funghi Pizza, and both turned out really good.

This is actually a great fit for the Mokila villa crowd!

Last evening, I was with a client at a premium villa project, and the first question he asked the sales head was:

“Ee villas lo pedda politicians evvaru teesukoledu kada?” (No big politicians have bought villas here, right?)

Apart from occasional bursts of visitors and the regular high volume of visitors at certain homes, residents also have to deal with ugly banners put up by sycophants at the entrance and sometimes all along the lanes on birthdays and other occasions.
At some places, like NCC Urban One, these banners remain for days or even most part of the year too.

This is increasingly becoming an important factor for homebuyers looking for privacy, peace and exclusivity.

And this isn’t the first time I’ve heard this. Someone who moved from a community in Financial district to another villa community in Gandipet told me the same thing.

After this post, someone reached out to me and tells me that this could be Wipro Circle itself.
Wipro original campus might get sold and could make a way for Mixed use development.
The latest expansion of Wipro Gopanpally campus could be a step towards that.

While Jaipur Metro runs with nearly empty coaches, one of the reasons cited by the Centre for rejecting the Lakdikapul–Tolichowki–BHEL Hyderabad Metro route earlier was a lack of passenger traffic 🙁

It feels sad that Hyderabad Metro Phase 2 is still waiting for approvals, and also help from Centre for a loan at a reduced interest rate, while state taking entire financial burden of Phase 1 takeover.
