like half of being good at poker is emotional regulation imo, competitive games with variance have a huge emotional component

@RiotHjarta @svenj High rates will still price most people out of the market but if you can swing a high payment in 12-24 months (assuming RE prices collapse during recession) you can refi a few years later when rates ease and get the entire leveraged gain from low RE prices -> recovery + refi
