@ronmortgageguy Many of these sales to appraise out, the appraiser needs to go to the top end of the range of value to give purchase price. I think appraisers are concerned that one sale at the top end of market may not be repeated and conservatively go to the mid to lower predominant range.

@ronmortgageguy Good comments. Also appraisals are market value at effective date of appraisal. Property sells 45 days before appraisal. Appraiser not appraising the sale value but the value 45 days later. Two very different items.
