1/10 When Investing in Property Beats the Stock Market (And When It Doesn't)
If you were investing in the Zimbabwe Stock Exchange (ZSE) before hyperinflation, chances are you lost money.
In 1999, the ZSE's market capitalisation was $2.4 billion. After hyperinflation, it reopened at just $1.4 billion in 2009.
Through it all, one asset class performed well: property.
The big question is: Has property only outperformed stocks during periods of high inflation, or has it also performed well in a more stable environment?
Let's unpack 🧵 THREAD 🧵 !
How I Wish Business Leaders Managed Like Sports Teams
I have been involved in hiring people for more than two decades, and what I have seen is heartbreaking. Time after time, businesses hire or promote people based on loyalty and relationships and — not ability. Yet if you don't have the talent, effort alone won't save you — not in business, and certainly not in sports. In serious sports teams, if a coach fails to deliver results, they are replaced. If players underperform, they are benched, substituted, or even cut. It’s tough, but it’s the only way to stay competitive. Why the hell don’t business leaders follow the same principles?
Imagine if sports teams hired based on nepotism or sentimental loyalty. You’d have slow, unfit players stumbling around, fans abandoning stadiums, sponsors pulling funding, and teams going bankrupt in a flash. It’s unthinkable — yet in the business world, we tolerate it daily. We keep people in roles where they don't have the horsepower to win. We allow mediocrity to take root — and then wonder why innovation stalls, customer complaints rise, and competitors race ahead.
It’s time we faced reality: Business is a performance sport. Titles and tenure don’t deliver results — people do. If someone can’t execute at the level needed, leaders must act. Quickly. Decisively. Fairly. If you want a business that survives and thrives, build your team the same way great coaches build championship teams: by relentlessly focusing on ability, execution, and results. Not emotions. Not politics. Your company's future depends on it.
