That's a signal for every mega-builder still sitting on the sidelines: move into Kerala's emerging corridors now, before the land re-rates.

Bengaluru is still the dominant GCC market. But its office rents rise 10-12% year-on-year,the fastest among India's gateway markets.

Kerala doesn't need to compete with Bengaluru or Hyderabad and it never can. But it can still win on talent, quality of life, lower congestion, emerging corridors, and land that is still priced below its future potential.

The government need not wait for the next investor. Build the land ecosystem first thinking beyond the existing land acquisition ways through:

→ PPP for Grade-A employment districts
→ Land pooling along new corridors or towns.
→ Transit-oriented development around future stations
→ Value capture from infrastructure-driven land appreciation
→ Higher FAR where it makes sense
→ Cash-plus-annuity where acquisition is unavoidable

The Thiruvananthapuram Outer Ring Road just got final PPPAC approval in BOT mode. For me, it's not only a road announcement, but it's a future land-value map, already drawn.
Same logic, every corridor in Kerala which is in plan or execution stage and the government shall pitch in for ,

→ Identifying the nodes
→ Assembling the land
→ Set up the transportation systems
→ Bring in developers
→ Plan the offices, housing and logistics
Before speculation prices the opportunity away.

The real failure isn't building the road late. It's building it first and only then asking what goes around it.

HealthEdge proves Kerala can attract large-scale tech expansion.

The harder test: can Kerala design the land ecosystem before the companies arrive, and turn this into 100,000 jobs instead of 1,500?

Whatever reasons the centre might claim, far too often this is purely dirty politics at play. Not like he is going to Pakistan, where the centre can claim some greater foreign policy/security interests.

This is not a power the Centre should have. The head of a State govt cannot be treated like this.
