A 30-year pattern in U.S. housing just broke.
From 1990 to 2020, homebuyer demand (MBA Purchase Index) and valuations (Price-to-Rent ratio) moved largely in sync.
Then post-2020 happened.
As per data from US Gov, 78% of those 575,000 homes are owned by mega investors (investors owning more than 1,000 homes).
Of these, only one was spun off Black Rock and now controls roughly 93,000 homes.
So, Black Rock, individually may not be the biggest landowner in the US.
