@BowTiedBroke@pd_eaton@bhallcpa All but the 27.5 year property is eligible for bonus depreciation. In 2023, we were capped at 80% bonus depreciation. In my experience a first year cost segregation study will allow 40-60% first year deduction. If the property qualifies for a STR u can offset w2 income
@BowTiedBroke@pd_eaton@bhallcpa When you do a cost segregation study you take the property and break it down into classes of depreciable life. 27.5 year property for the building, 15 year property for land improvements, 7 year property typically for furniture and fixtures, and 5 yr property for data equipment.
