I’m a buyer who does volume. Drop the price enough and it will sell. I have a light cosmetic rehab I just did. Comps had it valued at 289,000. Quite a bit of inventory in this market so I priced it at 269,000, and had little to no interest. Dropped it to 259,000 and it’s selling. I’m into it for 195,000. Not getting what I expected but that’s how it goes.

It’s definitely not easy, and I didn’t say that, but once you get something going it’s possible. Took me years to do and it was hard.

I’m not saying it’s the answer but you can with a visa in Mexico. I know plenty of people doing it. We live in Mexico part time and I buy 15-20 SFR properties a month and do apartments and some commercial as well. I guess you also have to have a desire to live in Mexico in the first place. To each their own. I don’t think there is any perfect answer. Have to follow your heart.

Why I won’t do ground up again. I could see the writing on the the wall a few years ago and my partners bought me out of an apartment build. They are now losing money on it after several years of success. They have deep pockets so they’ll be alright but still not an enjoyable experience.
