Designing for the coast is also survival, not just for the aesthetics.

A beautiful beach house can become an expensive maintenance project if it isn't designed for the environment it sits in.

Here's what the coast demands

1. The salt-laden air is relentless.

It accelerates corrosion on steel, hardware, light fixtures, roofing sheets, railings, window fittings, and even some appliances.

If your materials aren't specified for coastal conditions, they'll age years faster than expected.

2. Moisture is a design problem, not just a weather problem.

High humidity encourages mould, mildew, timber movement, peeling paint, and poor indoor comfort.

Good coastal design starts with ventilation, not air conditioning.

3. The sun behaves differently at the beach.

Large glass facades may look luxurious, but without proper orientation, shading, and glazing, they can turn interiors into greenhouses.

The best view should never come at the expense of comfort.

4. Wind is one of your greatest design assets, not your enemy.

Positioning openings to capture prevailing breezes can reduce dependence on mechanical cooling while making the home feel naturally comfortable.

5. Every finish has a shorter lifespan if it's chosen for appearance alone.

The coast rewards materials that weather gracefully, not just those that photograph beautifully on day one.

6. Designing a coastal home means thinking years ahead.

The real luxury house is one that still performs beautifully after years of salt, wind, rain, and sun.

That's the standard we're designing toward with the Eleko Beach House, because great coastal architecture isn't defined by how it looks on opening day.

It's defined by how well it endures.
