i feel seen - i have spent the last 3 years of my life renovating a dog-shit house that i bought from a boomer who cleared over half a million dollars and left the place in the sorriest state imaginable. and every house in my metro market in my price range was like this. every millennial has been presented with two options - grind yourself down during nights and weekends salvaging a barely affordable home, or lever up and borrow money you shouldn’t to purchase a move-in ready home. most choose the latter (and all of the financial pressure that guarantees over a 30-year mortgage).

i make enough money to pay the mortgage and run up a zero interest credit card at home depot, but rarely enough to pay a contractor to do any work.

i’ve replaced plumbing, run electrical, built a deck, laid flooring, added a bathroom, laid sod and built a sprinkler system, painted cabinets and every other surface, and exhausted almost every ounce of disposable income to get the house in shape for raising a family.

and i’ve spent the last decade working a soul-sucking financial services job to make any of this possible - effectively counting other people’s money and finding creative ways to realize cost synergies (always with human impacts).

and i’m one of the lucky ones. one of the luckiest.

no quarter for boomers. no quarter for illegal immigrants. no quarter for those in power who brought these conditions to fruition.

they’ve broken the housing market, the job market, the federal budget, the monetary system.

they’ve delayed the family formation required to make social security solvent enough for subsequent generations to have any hope of receiving the benefits that i am already paying for today.

and they’ve effectively broken the american dream for millions of young people. they’ve broken the social compact of free enterprise that enabled all prior prosperity - young people will now simply choose revolution instead.

the revolution comes in any flavor you like - mamdani, or fuentes, packing the court or not paying taxes, expropriating billionaires or joking about killing communists / fascists, murdering charlie kirk, shooting at politicians. the slope is very slippery.

and if you asked a boomer about any of this, they won’t have an iota of self reflection on the sorry state of this country or its polity, nor will they take an ounce of blame for any of it.

we are entering the hard times and we can only hope the “practicality” you speak of will begin to form us into strong men.

Mortgage applications down 41% from same period in 2019.

Pending sales in June fell YoY, 2nd worst June reading ever.

Google searches for houses are falling.

All this is combining to make 2026 one of the worst summer housing markets in recent memory.

Reventure's demand index is now back down to an 8/100 (which is near the lowest level ever, worse than 2008).

Sales volumes will drop in future months, and I wouldn't be surprised if existing sales counts drop below 4.0 million annualized.

Not a day goes by that I am not reminded of a famous study where men and women were forced to play a card game against an opponent.

Their opponent then either cheated and stole money from the subjects; or cooperated and played fairly.

Afterwards, the men and women were strapped into an FMRI, and watched as their prior opponent received a painful electric shock.

For men, the brain produced an empathic response when the honest opponent was shocked. But it produced no empathy, and in fact showed signs of a pleasure when the cheater was shocked. Their empathy was conditional on how the opponent behaved.
