@DrCameronMurray The link is psychological. I.e. FOMO. Essentially reaching a demand tipping point combined with things like deposit scheme. Housing supply is a contributor. And it also a clear treatment to address symptoms. Important to separate causation from treatment.

@NannanBay The answer to settle the majority is to put a financial lens on and demonstrate the value being created in tangible and practical way. What are the Smart goals? and what does success look like?. Too often the goals are abstract and it feels like waste.

@padubyatee Caps from councils reduce the impact of short term accommodation since then and we haven’t built enough to meet new demand. Ergo population growth as a source.
@padubyatee So short term rentals convert to long term rentals because there are no tourists and then swing back the other way as things reopen. This and the higher completions in 2020 seem an explanation for the higher availability that year.
