@MartinSLewis I defo run the finances but we the budget is saved where we can both look and if any major changes come up we look at it together and adjust
@MartinSLewis We are as 1. Earn different amounts but it all goes in 1 pot - bills paid, savings done (shared goals = shared savings), then same amount sent back to both for discretionary monthly spending. It brings us such peace operating this way.
@PremPropLawyers we’ve been waiting 2 months for our seller’s conveyancer (PPL) to answers our final enquiries. The simple 3 house chain has now halted because of this and no one (not even your client) can get a response. What is going on?????

Customers have no choice but to order online - they CANT try in store.
Surely U have to bake into ur (already reduced due to no physical stores) operating costs customer returns.
Being online is ur biz model. Why penalise the customers for that?
@moving_charlie been looking at ONS HPI for semis in Bucks for 2 years and the falls you predicted are not happening. We’re going to stop waiting & make offer next week. Will aim for 12% off the av price of houses sold on the street in past 7 yrs and 4% off asking.
@geophilos Hi Fred. What makes you say this out of interest? I’m trying to work out your reading of this stat? Eg has the no of FTB historically risen during this phase? Or are they more naive so more likely to be suckered in when the older and wiser steer clear? Thanks! :-)
@moving_charlie can u actually explain what happens when u buy a house, come to remortgage at end of fix, find you’re in negeq, but want to stay in the house? Can you remortgage with same lender as they won’t do another val? Would u only come stuck if you wanted to move lenders?
@moving_charlie Fred Harris (of the 18.6yr prop cycle) and Phil Anderson say bubble won’t peak / pop until 2026 but when it does there’ll be a big price drop and recession. Reckon you might have called it too early?
@moving_charlie Chris Watkin stats show said £ per square foot tracks land reg with 98% accuracy. Aka one could use it to find trends today rather than wait for LR. Thoughts?

genuine question from a long term follower - not meant to be provocative or rude by any means. If the monthly ONS HPI continues to only show v v small price reductions, at which point would you say ‘I was wrong’?

I know you say the slide will run into 2025 and we won’t have full data until 2026. But the falls of late 22 and all of 2023 will need to start showing from now really on land reg figs. They started tracking small falls but not massive.

On at 525, agent hinted 480, our max comf is 450.
Remind me y we shud go str8 to 450, & not 440 then up to 450? Don’t sellers feel happier knowing they got more out of u. It makes no odds to us as we end @ 450!
