@realestatedude0 I was told that : a. Parking enforcement officers in some cities have motivation to enforce it. b. Regular waste haulers’ drivers have motivation to report . So check trash pick up days (your and opposite side) and try to be in between of those days.

Should you change one of your subs? I prefer to stick to the same subcontractors for each new project. They might be not the most cost efficient but they used to my instructions, provide the best quality possible, show up etc. I change subs only if they start to f&@k up a lot.

License or no license? Licensed guys can read plans, they passed some sort of prep for exam, they can issue w9 and invoices. Tile project for a few thousand? Metered cuts? Precise work? Floated walls? I get it and they get very clear scope of work and payments ASAP

How I get the best pricing / quality ratio from contractors: 1. I work with licensed owner-operators, not private equity shops. 2. I pay ASAP and they know it. 3. I make very clear expectations so they see very detailed scope of work. 4. I know what I am doing

Prepare to be asked for money every step of the way and final payment within 15 minutes of finishing.

@shawngorham I probably know the exact case :) I told him that I guarantee the Pico Rivera payment with my own funds so he would be safe. I pay them ASAP, make clear expectations and get the best pricing / quality ratio
