Before Landlord Give You Notice: 10 Things You Should NEVER Do in Your Rented Apartment!

Hey! If you just rented an apartment or you’re planning to "japa" from your parents' house soon, big congrats! Getting your own space is a massive milestone. But listen up, renting here comes with its own unique "street rules" and legal dramas.

To save yourself from getting evicted, losing your hard-earned money, or dealing with everyday landlord wahala, here are the absolute biggest mistakes you must avoid:

1. Paying Rent or Caution Fees Without Proof ❌
Never pay your rent, caution fee, or agent fees in cash without getting a signed, dated receipt. Better yet, do a bank transfer so there is a permanent digital trail. If there is no paper or digital proof, in the eyes of the law, that payment never happened.

2. Upgrading the Apartment Without Permission 🛠️
You might want to change the wall paint to aesthetic neutrals, drill holes for your new TV mount, or change the light fixtures. Stop right there. Always ask your landlord or caretaker in writing (even a WhatsApp text) before you alter anything. If you don't, they can hold onto your caution fee when you move out.

3. Subletting (Bringing in Secret Roommates)
Trying to split the rent by secretly bringing in two of your friends to live with you? Huge mistake. Most Nigerian tenancy agreements strictly ban "subletting." If your landlord catches people living there who aren't on the agreement, it is a direct ticket to getting evicted

4. Holding Back Rent Because Something is Broken
If the plumbing acts up or the roof starts leaking, it is incredibly frustrating. But never tell your landlord, "I won't pay rent until you fix this." In Nigeria, withholding rent is illegal. Instead, write a formal complaint, or write to them asking to fix it out of your own pocket and deduct it from the next rent (get this agreed in writing first!)

5. Changing the Entrance Locks Privately
You might want extra privacy, but you cannot legally lock your landlord out of their own property. They always need a master key in case of emergencies (like a fire or a major water leak). If you must change the lock because it's broken, hand a duplicate key to the caretaker immediately

6. Being the "Problem Neighbor"
Bringing the club back to your apartment every weekend with loud music will get you into trouble fast. Nigerian apartments often have landlords living nearby or very active neighborhood associations. Creating a nuisance or getting involved in sketchy, illegal activities will get the community to force your landlord to kick you out

7. Neglecting the "Landlord Bills" (NEPA & Waste)
Do not inherit or accumulate crazy electricity (IKEDC/AEDC/BEDC depending on your location) or waste management bills. If you use a prepaid meter, keep it topped up. If it's a shared post-paid meter, pay your monthly cut on time. Leaving huge utility debts behind can get you sued or blacklisted

8. Packing Out Secretly in the Middle of the Night
Even if things get sour between you and the landlord, never "run away" without formally handing over the keys. If you pack out secretly, the landlord can claim you damaged property or stole fixtures, and you won't be there to defend yourself. Always do a proper exit walkthrough

9. Ignoring Minor Repairs Until They Become Huge Disasters
If a pipe is dripping slightly under your sink, don't just put a bucket there and forget about it for six months. If that minor leak ends up destroying the kitchen cabinets or flooding the neighbor downstairs, the landlord can legally make you pay for the entire structural damage out of your pocket

10. Signing the Tenancy Agreement Without Reading It
Don't just rush and sign the paper because you love the bathroom tiles and want to pay quickly. Take 10 minutes to read the rules. Look out for weird clauses like "No visitors after 8 PM" or "No cooking with gas." Once you sign, you have legally agreed to follow those rules
