@iamesosborn@jasonlewris Cool story but the house was built in 2013. What likely sold before was an early 70s 3/2 tear down. The lot it’s on is currently worth $750K+ vacant
@rclaca@DavidPiotrowski Didn’t realize California was the only place where rentals exist. But even so, in California you can raise the rent 3 times a year.
@ClairvoyantBTC@Admiral_Ragnar@ZarkusAli@lazy_Republican@DavidPiotrowski So in most cases the security deposit sits in a separate account not to be touched. 1st months rent would be due because the 1st month get consumed and you pay rent in advance. Rarely is SD, 1st “and” last month’s rent due. Ever looked into why almost all businesses lease?
@rclaca@DavidPiotrowski Why not? If a month to month lease you can raise the rent every month. Contractually you could tie a long term lease to CPI escalators if both parties agreed and the rent would adjust constantly.
@gladhandlesyrup@officerpetty310@Jacksonsrule So at what point do those loans get repaid and how? What about the interest? What rate is that at? Kids are inheriting a levered $5m property with debt on it. What happens when they can’t afford the loan payments and have to sell to clear it? Yikes. Not the sharpest are you?
@seminolegoat@davefsu47 Is it difficult to conceive that NASA ground control (Houston) had communication with the astronauts via radio waves and a landline was conferenced in through Houston? There were distinct communication delays as a result of the radio waves travel lag time.
@JasonJ_1812@USronaldcarter Have you considered installing a windmill next? Strong chance that whatever powers your generator comes from public companies. Thoughts on how you plan to secure that fuel if those companies collapse?
@lu43822@ingoramas@En_chinaNews Not really what defeat is considering many individual states have economies larger than said countries + military spending and capabilities pale in comparison. Example US Defense budget 3X Iran’s GDP. Lose interest for any reason (regime change etc) and move on.
@lu43822@ingoramas@En_chinaNews Not necessarily if the objective has been completed or has been deemed no longer of interest from the US standpoint then no need to continue to stick around.
