The ideal plan is to have the taxable dollars to get you from when you retire to when you withdraw retirements accounts. You don’t need more taxable dollars than that.

Those years convert IRAs to Roth and pay minimal tax.

30-40 years later those suburbs are built up.

New buyers need to recognize they need to buy in the new up and coming suburbs, not the ones from 30/40 years ago
