About me:
I am a 28 yr old Mortgage Broker in Miami, FL. I originate loans all throughout the state.
Before coming to Mortgages I originated over $30 Millions in Residencial PACE Financing.
I’m hugely passionate about Real Estate and turning ordinary people into RE investors!
@nejatian Kaz I like the new 2% down initiative. Are you actually letting them own the deed or you are just going to lease it with a purchase option?
Down the road it’s harder for the consumer to finance a lease-to-own purchase than refinancing an existing seller’s note.
All these wholesale lenders originating hundreds of millions of $ in loan volume every year and they can’t invest in technology and decent processes for Brokers
They compete for who can make it the hardest smh
So I guess we are just going to continue to allow real estate agents to post and promote interest rates on social media with no APRs and no disclosures…
Lenders are laying off people, LOs are leaving the industry, Broker shops are closing down, people are scared…
But not us. We are doubling down on what we know works, and taking advantage of this opportunity to increase our market share.
Leaders have to lead.
The U.S. mortgage market is in its biggest recession in U.S. history.
Applications to purchase a home are down 58% from the pandemic peak in 2021.
Today's mortgage purchase index of 145 today is lower than at any point in the 2009-2012 housing bust.
And is now back the same level as 1995.
Not only that, mortgage applications are also down 15% from last year, indicating a further short-term weakening is occuring.
Roughly 70% of U.S. home purchases are financed with a mortgage.
So declining mortgage applications are going to be a big problem for sellers.

We’re buying a home now.
Not because I think it’s a good deal or because I’m timing the market.
It’s just the right time for our family.
We paid a market price, but must admit it was nice not having to compete and deal w the emotional ups and downs of this process.
Vote YES on amendment 3 this November.
Local governments have increased their budgets and salaries while residents have seen no improvements. They can make it work with less of our tax dollars.
@TheREDevGUY ARM but I would be careful about 2 things. What is the initial fixed period (for example 3,5,7,10 yrs) and what is the increase cap after the initial term is over.
You want to have an initial fixed period of at least 5yrs and increases capped at 1-2% yearly max
A Real Estate agent is someone who has a real estate license.
A Realtor is a RE agent that is a member of the National Association of Realtors.
Not all real estate agents are Realtors, but all Realtors are real estate agents
We have been using the terms incorrectly forever
It’s crazy to me how many businesses leave money on the table by simply not following up.
I have gotten multiple services in the past few months that are recurring services and not one of them has sent a reminder that it may be time for the service again…
A $300,000 loan at 6.5% costs $382,633 in interest over 30 years. One extra rule changes that: interest is only ever charged on what you still owe.
