@JohnWake Super interesting study. Yeah, I know agents like that, and many are successful. Personally, I never want to convince someone to buy a house if they’re unsure it’s right for them. Such a huge life decision needs careful and realistic assessment.
@SacAppraiser@JohnWake That’s cool, Ryan. Interesting to see how Jan-Jun was still declining most years. I’ve long thought Sacramento felt this one worse than other metros because we had three base closures announced during that time, taking more demand away
@JohnWake@GRomePow I watched this and was disappointed. She offers anecdotal info but was quite light on actual data. She seems to be hyping things for clickbait, and vids on her own channel have more ads than a typical youtuber. I do have concerns about a bubble, but I'd like to see more data
@SacAppraiser Wow! Look how many comments on this. Yeah, I think we might see more of these questions popping up over time. Things got crazy during the pandemic market.
In our latest real estate newsletter, we discuss California supplemental property taxes - a sometimes-confusing wrinkle encountered in your first year of homeownership. Also, a regional market update with thanks to @SacAppraiser

Minneapolis is the only major metro area where inflation over the last 12 months is below the Fed's 2% target (1.8%).
Construction of more housing is the reason.

@SacAppraiser My buyer who bought a new home in June (contract in April) got a 5.1% 30-yr fixed rate. Had to use their lender, and the buydown cost $18k, paid for as part of a $25k incentive package the builder offered. Remaining $7k incentive helped reduce closing costs. Not Lennar
@SacAppraiser Helping our 24-year-olds hunt for a rental house right now. They are happy to see slightly lower rents than last year, but we keep thinking: damn, that's still high! :)
It’s been a really competitive market this spring, and great homes at decent prices are getting multiple offers, but our second try worked, and these brothers have a new home! Congratulations, guys! 🏡💜

@StonkColdCap Yes, people like you are happy, and the rest of us are thinking seriously about leaving. You want to be able to spread right wing propaganda, so you’re whining about left wing propaganda. It’d be nice if it really was a neutral forum
It’s gotten too Musky here. The whole attraction of Twitter to me from the start was about reporters and news outlets providing immediate and insightful information. After the arbitrary scare labels on media outlets with whom he disagrees, I think I’m out https://t.co/J008dZu8K2
@SacAppraiser Yeah, there are two things I get from twitter: breaking news (which is now corrupted), and housing market insight. The housing stuff has still been good, but anything related to news seems to be amplifying angry voices. I'm glad I can still see you on instagram if I'm not here
@elonmusk@NPR What have you got against in-depth news? You're destroying this platform with your penchant for right-wing conspiracies and authoritarianism. I'm coming here a lot less than I used to because it's turning into a shitshow
Last fall, it did seem like salmon numbers in the American River were quite low. Here’s confirmation that was right, and they’re canceling commercial and recreational fishing. Note the tension between fisheries and ag here. #environment#fishing#salmon https://t.co/dz5JPA26GC
