@JulieChangRE@CohenSite This was from when our team was actively listing it prior to purchase by the city. You are required to post listings in order for LAHD to start income certification process. Checking why they are still active on there.
@moseskagan@CohenSite@JulieChangRE You need to be factoring in the ability for the city to place voucher based tenants in these units. We had started leasing and had tenants in the $2,800-3,100 range for vouchers.
@CohenSite@JulieChangRE Debt obligation was just under $8m at time of payoff and equity raise was a bit under $3.5. Hard costs with overhead around $6m. Land as stated. Soft costs the remainder.
@mnolangray Very much disagree. We build and hold and would much rather know the upfront challenges of building than getting rug pulled on you when you are in the hold phase.
