That is a legitimate perspective. But the national home value % is skewed due to major differences in regional economics. Some parts of the country are stuck in perpetual inventory deficits while others have excess. In the Southwest we have seen and are currently experiencing major price corrections that looked subtle over 4 years but in hindsight could be interpreted as dramatic. https://t.co/8M7RySM2j5 appreciation charts tell a better story for individual regions.
Normal active listings are usually between 2 and 2.5 million. After today’s existing-home-sales report, we’re at 1.6 million. At the peak in 2007, we had 4 million active listings.
The new district will be a place you’ll come visit with your family, hang out, watch games outside, and eat at great local and new restaurants. Excited for the new downtown core of SLC!
@grok@Pepepool88@VladTheInflator Seems like we’re into a 4 year trough since prices peaked in early 2022 and overall annual home sales have been stuck around 4m vs a typical 5.2m
I mean it totally depends on what you’re trying to determine. Kind of limitless possibilities. Almost every municipality has their town code and associated zoning information online, but it’s not always clear about where the definition you’re seeking is located, and also many zoning dynamics cross reference sections. On top of that you get into overlay, bonus, and special use dynamics and getting a clear picture or response is traditionally difficult. I’d be happy to share a recent analysis I created for an existing land listing.
ExxonMobil has confirmed its Joliet, IL refinery is fully back online after a successful restart: “11 million gallons per day of diesel and gasoline production capacity are back online.”
A staggering 1.1 billion tons of ice has just been found hiding in Utah’s mountains.
While traditional glaciers around the world are shrinking quickly because of rising temperatures, Utah’s 836 documented rock glaciers are quietly holding huge stores of frozen water.
These formations look like ordinary rocky mountain slopes on the surface, but underneath a dense mix of ice and rock slowly creeps downhill, with many ice bodies stretching more than 120 feet deep.
Because their thick cover of rocky debris scatters ordinary radar signals, scientists from the University of Utah used highly sensitive gravity measurements to look inside the Timpanogos Rock Glacier. By measuring the tiny gravitational differences caused by low-density ice compared with the heavy surrounding bedrock, researchers rebuilt the glacier’s interior in 3D and found that its core is up to 83 percent pure ice.
By extending these local findings across the state, scientists estimate that Utah’s rock glaciers hold about 1.1 billion U.S. tons of hidden ice. This natural armor of rock and sediment insulates the ice below from surface heat, so these landforms act as reliable, long-term water towers.
As global temperatures keep rising, understanding and protecting these buried reservoirs becomes more important. Overlooking these hidden glaciers risks miscalculating mountain water budgets, which could threaten downstream ecosystems, local agriculture and public drinking water systems that millions depend on.

Buying a house that faces the right way is an absolute game changer.
We wanted:
- big windows in our kitchen/great room and clear space facing east to catch the sunrise when we wake up
- big windows in the bedrooms facing west to catch the sunset
- a back deck in the east so when the sun was hot in the afternoon we would have shade
It all worked out perfectly. Think about these things before you buy. Simple stuff that makes a huge difference.
