1 Sub tenant being evicted by her โlandlordโ in fact he was granted possession but later suspended. Because of the legal action she had the disclosed bundle which included his statement.

I know itโs great when a sub tenant cooperates with you but whilst very useful I do think that 57 emails in about 5 minutes could be viewed as over the top. Bank statements, text messages & agreements all very useful though. Moral - be a good landlord. ๐๐ก๐

Iโm currently involved with my first RRO at the moment and drafting my statement. Potential ยฃ14k return for the applicants aside of the compensation with their landlord not placing their deposit in a scheme.
Rent repayment orders are not something I was familiar with until recently but good to see they are being applied for and the applicants are winning.

Interesting Teams meeting with a shared owner today. Starts off by lying and that he doesnโt sublet but faced with the evidence from the last 8 years finishes very deflated & agreeing to sell.
Canโt argue with evidence especially when some are emails that youโve sent yourself.

When someone says theyโre a friend of the tenant ( who is no where in sight) and only been there two days, seems to contradict the credit report that places a bank account registered at that address which was last updated by the bank over three weeks ago. Donโt ring true.
