I floated this concept to administration a week ago @realDonaldTrump likes it. already approved bonus depreciation in year one for institutions, just modify to include home owners. The math:
1) Buy $500,000 home. Land value $100k, home accessed at $400k
2) Accelerate depreciation from 27 years (400k/27) to year one.
3) The depreciation (paper loss) is taken against earned income until exhausted.
4) Cost basis of purchase is now $100k.
5) Sell the house for $800k and tax is recaptured from new cost basis.
5) Trump will propose to extend cap gains on homes from $500k to $5M.
This would create the biggest house boom in American history & do more for home owners than even lowering mortgage rates.

@AceHardware so we ordered online to pick up in the DC area as we had an event there when we went to pick up was told it was canceled and would be refunded we had a event in DC and funds where tight we had to reorder at store not a good look so if your a small business be aware

@AceHardware should be ashamed We purchased 100 pound propane tank online and when we got to the store was told that they only sell full propane tanks and had to re-order at store and was double charged now I have to wait for refund
