@JaredDHardin You got this! Tape the fingers, get a rental (do not cancel the jobs), hire help if needed, tell the wife you love her and you will figure out a way. LFG!
Two people on the same exchange.
The owner leaving a rental. The advisor who referred them. I work with both. I do not talk past the advisor.

The 45-day clock is identification, not the whole exchange.
You have 45 days to identify. 180 days to close. Your sale is a third clock.

You do not own the building.
You own a beneficial interest in a trust that owns the building. You are not the operator.
If that sounds like a technicality, it is the point of a DST in a 1031.
Owners and advisors: request a consult.
A DST is not a REIT.
In a 1031, that distinction matters. A Delaware Statutory Trust can be replacement property. You hold a beneficial interest in a trust that owns institutional real estate. A professional manager runs the asset.
If you are selling investment property, or you advise someone who is, request a consult.
@JSX423@Tesla_AI This is probably the biggest gripe right now from FSD users. One issue is that before recent updates you were able to use offset to get it close to the speed you wanted. So this version feels like a step back for many people.
@paulg With such a rudimentary comment on such complex issue, I can only guess Paul is just stirring the pot. I dont think many people believe in a strict meritocratic country and immigration (legal or illegal) has many sides to it. Also not sure what Paul's take is as he doesnt say.
@THPGolf Above average golfer with no one in front of them should be able to play a round close to 3 hours. Average golfers w/groups in front is 4 hours. More than 4 is when players start getting impatient.
