@BootKreweMedia@SportsLine Real people with a decent football IQ would know that the South has made moves and the Drew Brees Matt Ryan and Tom Brady days are over. You would be a fool to underestimate this up and coming talent. The NFC SOUTH will definitely be won off of COACHING.
If your mom dies with a 2.6% mortgage, her bank can tell you to refinance at 7.1% or lose the house
My friend heard that 3 weeks after the funeral. Loan officer said "sorry for her loss" and asked for 2 years of W-2s
She'd spent those 2 years out of work taking care of her sick mom
Her credit score had dropped to 590 by then. 2 other banks denied her, and she got 60 days
So she called me, because I'm known for buying inherited houses.
The house was worth $330,000, with $265,000 left on the loan. I offered $285,000. She'd have walked away with about $20,000 and no house, and I'd have made about $40,000
Then I asked her to read me what the bank said, and I took my offer back
Her mom's payment was $1,201. The new one would've been $1,781. That's $174,000 more over the next 25 years, for the same house
Since 1982, federal law has protected transfers of homes to relatives after the owner's death. The bank can't call the mortgage due just because the house was inherited
And since 2018, federal rules have required mortgage servicers to treat confirmed successors in interest like borrowers for servicing purposes
She didn't need to qualify for a new mortgage just to keep paying the existing one. No new loan, no new interest rate, no 2 years of W-2s
Same rate. Same payment.
We asked for the successor in interest department, not the refinance desk, and sent this certified mail with the death certificate and the deed:
"My mother, [name], died on [date]. I inherited her house at [address] and I live there. I am a successor in interest under 12 CFR 1024.31. Please tell me in writing what else you need to confirm me. I am not applying for a new loan"
5 weeks later her name was on the account at 2.6%
You have to prove you're a qualifying successor, and you have to keep making the mortgage payments while they process it. The bank can ask for proof of inheritance. It can't automatically force you to refinance just because your mom died
Send this to your siblings before one of you has to make that phone call
That loan officer is telling somebody else's kid the same thing today
A guy has paid $1,100 for his iPhone and has installed every single update for 7 years.
Last Monday, a notification popped up: iOS 27.2. He tapped “Update Now,” watched the progress bar crawl, put the phone down, and went back to scrolling Instagram. That was his entire iOS 27.2 experience. Update installed. Nothing changed. Nothing explored. Nothing configured.
Two days later, at a family dinner, his cousin, a former Apple Genius Bar tech who spent 6 years fixing and configuring iPhones for a living, glanced at his screen and quietly said:
“You just installed the biggest update of the entire iOS 27 cycle, and you changed zero settings.”
“What do you mean?”
His cousin took the phone and started talking:
“Siri now remembers your past conversations, and you never checked which apps it’s allowed to read. Messages now suggests actions above your keyboard, and you never chose which ones stay on. Every photo you edit with Extend, Reframe, or a large Clean Up now carries a hidden AI watermark, and you had no idea. Your Apple TV app finally supports profiles, and your kid’s cartoons are still wrecking your recommendations. Your HomePod still starts playing every time your cat walks across the top of it. Your smart lock can alert you when the door is left open, and you’ve never turned it on. And you’re running a build that patches more than 160 security vulnerabilities, so for every day you waited, you left them open.”
He didn’t say a word.
“It’s not that the update is small. It’s that Apple ships the features but leaves every switch on default. Nobody tells you where the switches are.”
He took the phone back, opened Settings, and changed 9 things in 10 minutes.
His reaction: “It feels like I just bought a new phone.”
His cousin’s answer: “You didn’t buy anything. You’ve been using your iPhone through a keyhole. iOS 27.2 just handed you the door.”
Here’s every iOS 27.2 feature and setting worth changing, in the exact order he did it 🧵
@cdparrott2 ABBA Yahweh, I thank you for the ability to approach your throne of grace and mercy! Father I ask that you anoint this woman and her family. I plead the Blood of Yeshua over them and with the authority you’ve given me, I cancel the assignment of the enemies who try to scare them
@cdparrott2 I ask Father that you give charge to your angels to stand guard over their home and them to wherever they go. I agree with my sister that all fear be driven out of their hearts, minds, and spirits and that they stand on YOUR promises to be with us ALWAYS even to the end,
@Kat_Terrell My honest assessment watching this game is Kellen’s play calling is the problem, the Oline gets outplayed physically by EVERYONE, and the run defense is nonexistent. I’ve seen enough.
The crazy thing about this Oline is that this just didn’t start with KM. Look around the league
You know what shook me when I was Muslim?
The story of Hosea: In it, God tells a prophet to marry a woman He KNOWS will betray him.
She does. She runs to other men. She ends up enslaved, sold, and used up. Essentially, she is worthless to the world.
Then, God tells Hosea to go BUY HER BACK, to pay money for his own wife who cheated on him, and love her again. (Hosea 3)
I thought it was the most humiliating command in the Bible. Bro, why would any man do that!?
Then I realized I was exactly like the wife.
I gave my heart to everything but God. I chased other masters and I sold myself cheap. In a way, I made myself worthless.
But, God looked at me, the betrayer, and didn’t say “you’re not worth it.” Instead, He said, “Name the price. I’m buying her back.”
What's beautiful about this is, that’s the entire Gospel. God doesn’t wait for the unfaithful to come crawling back clean.
He pays to redeem them while they’re still dirty.
Islam told me to make myself WORTHY of God.
Hosea showed me an amazing, present God who pays to redeem the unworthy. The cross was Him naming the price.
Praise the Lord!

@James_Skrmetta Soooo. Basically they are running what Kendre mentioned in his presser at the beginning of the season when he called it their “bread and butter” which is the outside zone scheme
