If you’re building a house in Kenya right now, go to your site, pick one unopened 50kg bag of cement and WEIGH IT.

Don’t ask your fundi. Don’t ask the hardware. Weigh it yourself.

Then come back here and tell us what you found.

Because I recently discovered something about Kenya’s construction industry that has completely changed how I look at the cost of building in this country.

There’s a belief that when you buy a 50kg bag of cement, you get 50kg.

I believed it too.

But after what I have seen and been told while building, I think every Kenyan putting up a house should start checking the materials arriving at their site instead of simply trusting what is written on the bag, receipt or delivery note.

Start with the trucks.

You order a truck of sand or ballast. It arrives looking completely full. You pay for a full truck.

But look carefully at some of these trucks.

One trick people in the industry warned me about is modification of the truck bed.

A false floor is welded above the original bed, reducing the actual volume while from outside the truck still appears full.

You see a mountain of sand.

What you may actually be buying is a lot of air underneath it.

And there is a very simple way to understand the difference.

Watch what happens when an unmodified truck brings a genuinely full load, tips it onto the ground and attempts to load the same material back onto some of the modified trucks.

You may be shocked by how much material remains on the ground.

That difference is money.

Your money.

Now think about this across an entire construction project.

You don’t buy one truck of sand.

You buy truck after truck after truck.

Sand. Ballast. Hardcore.

If you’re consistently receiving less than the volume you’re paying for, the losses over the lifetime of a project can become enormous.

But the trucks weren’t even the allegation that disturbed me most.

Then I heard about the cement.

Anyone who has driven around Athi River and Mlolongo knows how much of Kenya’s cement trade passes through that corridor.

Factories. Distributors. Warehouses. Godowns. Trucks everywhere.

And I was told something I initially struggled to believe.

The allegation is that somewhere along parts of this supply chain, most cement bags are opened, a small quantity removed, and the bags resealed so professionally that an ordinary buyer would never notice.

Maybe 2kg.

Maybe 2.5kg.

It sounds insignificant until you do the mathematics.

If a bag marked 50kg reaches you at 47.5kg, that’s 5% missing.

On 100 bags, that’s the equivalent of five full bags of cement.

On 1,000 bags, that’s 50 bags.

And because the bag still looks untouched, who checks?

Almost nobody.

We count bags.

We don’t weigh them.

That’s why I’m asking Kenyans to test this rather than simply believe me.

If you have an unopened 50kg cement bag today, WEIGH IT.

Take a picture.

Tell us the brand, where you bought it and the weight you got.

If the bags are consistently 50kg, excellent. We will know.

If they’re not, then we have a much bigger conversation to have.
