5 years ago I thought I'd be selling flowers. I had no idea I would be a #CRE broker let alone in the Real Estate industry.
Here is how it all started:
I try to operate under the premise that everything I do is going to take work. Hard work.
I still somehow seem to underestimate the amount of work things take.
@CarfaroMattRE Not at all. I’m just saying I can understand the frustration when the algo changes unexpectedly, but I don’t see anyone playing victim when this happens.
@zachmolzer You golf 4 hours each week and I’ll cold call an extra 4 hours each week.
In 1 year I bet the cold calling will yield more opportunity.
You will have great relationships on the green, but the time to learn plus time it takes is too long IMO.
@RealLifeRentals I'm glad all of us feel the same way. BiggerPockets is what got me into real estate, but I haven't been listening to any of their content for years now.
I talked with an investor this week who sold 80% of his portfolio in '21-22.
He was underwriting over 50 deals a week to purchase and as he saw the market get aggressive, made the decision (like many) to start selling off.
Now in 2023, he is buying again. He says he is underwriting hundreds of deals before one even qualifies for a LOI and it took him over 18 months to get an accepted offer under contract.
The market observation, persistence, patience is commendable. If you want to be a good steward your capital and OPM, this is the way.
