@Soaps27@MrBudgetBill I agree 100%. I don't think I'll ever utilize Uber Eats, but with 2 young kids, I don't care what it costs to deliver our groceries. That hour or so is family time now on Saturday or Sunday. Never going back to a grocery store again.
For the love of all things holy, rewrite your Chat GPT property descriptions! No #cre listing should open with, "When opportunity knocks..." or "You're not going to want to miss this fabulous industrial building!"
My beef is with the misinformation. That first prospect now thinks a $1M, 15,000SF, industrial building near the freeway with 18 foot ceilings, is worth $300k and their 10,000 SF building is worth $3M. Stay in your lane bro.
Yesterday I toured my new industrial listing that's been on the market for 4 days, with a group that showed up with a resi realtor. At one point he said, "If this is worth $1M, your building you're in now is worth $3M" (their current building is 30% smaller)
Immediately following that showing, a vet broker toured. At the end he said, "Great information, well priced, hard to find product in the market right now. You can expect an offer from us near ask shortly."
@skylarromines I got the Brevitฤ Backpack for my laptop and camera. I carry it everywhere and will probably order another one soon. One for camera gear and one for everyday.
Bitcoin Halving on the same day that Taylor Swift drops the wildly anticipated The Tortured Poets Department. Coincidence, or is Taylor Swift, Satoshi Nakamoto?
@Soaps27 How many other examples of how "passive" real estate is would you like?! I like to remind people of our entire management department when someone says, "I want to do what you do!"
@stevegarthwaite I don't think there's any training course on the planet that prepares you for navigating all aspects of a deal like owning.
That and there's no better closing technique than, "If you don't buy it, I'm going to!" ๐คฃ
