What did we learn from pre-legislative scrutiny of the draft Commonhold Bill?
From ground rent caps to the governance of commonhold, and the future regulation of managing agents and marriage value, the four sessions were packed and truly illuminating:

“Our communities are not commodities” - implementation of a short-let’s registration scheme is essential for councils enforcing regulations on illegal subletting. Watch me make the case for a robust registration scheme in my Ten Minute Rule Motion below👇📹
Homes Aren’t Hotels.
@rainbowland1979@FreeLeasehlders@NLC_2019 I do live in a leasehold flat! And I absolutely look forward to being a commonholder one day.
But transitioning every leaseholder to commonhold overnight without their consent simply isn't the way to do this.
@wminsterlabour's bumper day of housing delivery! 🏘️🏘️🏘️🏘️
We celebrated the completion of 85 genuinely affordable units across the borough in a single day.

NEW | Labour’s Commonhold Bill is the start of the end of the leasehold nightmare
Alex Toal sets out what is in Labour’s new Leasehold and Commonhold Reform Bill and what else the Government is doing to end the many problems inherent in leasehold.

With respect to the Green Party, it’s not as simple as “abolishing leasehold” overnight.
In fairness to Labour, their draft legislation does phase leasehold homeownership out
Leasehold ruins lives. It’s also a legal quagmire

From Pimlico to Paddington, from the City to St Johns Wood, leaseholders have waited far too long for a system that works for them.
Labour's Bill cuts their costs, gives them real control over their homes, and sets the path to end leasehold for good.

We're capping ground rent at £250.
That means if you are a leaseholder, and your ground rent is more than £250, you’ll be paying less.
This will make a huge difference to homeowners and will ease the cost of living for people across the country.
We promised in our manifesto to “tackle unregulated and unaffordable ground rent charges”.
We’re honouring that commitment today by legislating to cap ground rents at £250 per year, changing to peppercorn after 40 years.
London’s housing rules entrench wealth. When you can’t build up or out, rents soar.
With @dc_lawrence, we set out the reforms progressives should back to make London affordable in the New Statesman 👇
Should we move to a single regulator and ombudmsan service in housing?
Labour's new legislation is bringing forward new bodies for private renters and leaseholders, but would simplifying the landscape provide an easier resource for tenants?

How does the affordability agenda play out in Labour's housing policy? What next from campaigners and the sector? How do the populists flesh out their agendas?
With politics back for 2026, my thoughts on a few key questions for housing politics:

With the minced pies and mulled wine just about polished off, I thought that a history of Section 106 would be...a fun thing to do?
S.106 reform looks on the agenda, with questions on how to maximise developer contributions to deliver for communities.
