Is it intuition - or an old alarm?
Survival intelligence can sharpen our ability to spot risk. It can also make a reasonable decision feel unsafe.
Every person in a real estate transaction brings in with them some of their own history (as well as current events in their lives) along with their adaptive skills (i.e., survival instincts/intelligence.)
Real estate decisions shouldn’t ignore emotion. Identify the concern - and test it against the facts.
A feeling is data, not a verdict.
Is Warren Buffett betting on another housing boom?
Back in May, Berkshire Hathaway just spent $8.5 billion acquiring Taylor Morrison, one of America’s largest homebuilders.
But the real strategy may be much bigger.
Berkshire already owns Clayton Homes - plus businesses involving mortgages, insurance, paint, flooring, insulation and building systems.
So this isn’t simply a bet that home prices will rise.
It appears to be a long-term bet that America will continue needing homes - and that large builders with financing, purchasing power and enormous capital will take market share.
For sellers, that means new construction may be serious competition.
For buyers, compare the complete package—not just the builder’s advertised price.

Lending requirements for condominiums continue to change (as they have since the condo collapse in Florida.) Each year they've been getting a little tighter; however, this change will likely change the landscape and the value for quite some time if not indefinitely. https://t.co/hMrQYuWNBi

Behind every real estate transaction is a human transition.
That is the idea behind my new LinkedIn newsletter, The Psychology of Real Estate.
Drawing from nearly 20 years in real estate and my background in counseling, I’ll explore what is really happening beneath the contracts, inspections, negotiations and closing tables.
Because people are rarely making decisions about property alone.
They are making decisions about security, belonging, change, loss, opportunity and what comes next.
It is the avenue where you are designing the next phase of your life, life-style, and life-stage. And all that comes with it.
My goal is simple:
To help buyers, sellers and real estate professionals understand the people behind the transaction - and navigate the transition with greater clarity and confidence.
Behind Every Transaction Is a Transition.

A buyer may not decide to purchase a house within the first 30 seconds - but they often begin moving toward or away from it.
Every sight, smell, sound and detail creates momentum. Every feeling either helps or hurts.
The goal isn’t perfection. It’s convergence.

The Psychology of Real Estate – Part 1: It's Never Just About the House
People often think real estate is about buying and selling homes.
I see it differently.
The house is simply the product.
The real story is the people.
I've watched buyers fall in love with homes that needed thousands of dollars in repairs because they saw the potential.
I've also watched buyers walk away from beautiful homes over something others would consider insignificant.
Same house. Completely different reactions.
Why?
Because every buyer and seller brings a unique personality, life experience, risk tolerance, and set of priorities to the table.
One person's "deal breaker" is another person's "dream opportunity."
That's why I spend as much time understanding people as I do understanding the property itself.
I pay attention to what's said - and what isn't.
The hesitation before answering.
The excitement when they walk into a room.
The subtle shift in body language.
The questions they ask.
And sometimes... the questions they avoid asking.
The best negotiations don't begin with contracts.
They begin with understanding what truly matters to the people sitting across the table.
After all, behind every transaction is a transition. And every transition starts with understanding people.
Have you ever looked at the same house as someone else and walked away with a completely different opinion? I'd love to hear about it.

Real estate anxiety is real.
Buying or selling a home is not just a transaction. It is timing, money, emotion, deadlines, inspections, appraisals, and sometimes a circus with no tent.
Behind every transaction is a transition.

Paint is not just décor.
It is "marketing."
Zillow’s 2026 Paint Color Analysis found that ochre yellow used throughout a home could reduce buyer offers by about $18,164.
In a kitchen alone: about $6,630.
The lesson for sellers?
Before you list, paint for the buyer you want to attract — not just for yourself.

Buyers are a lot like butterflies: transformation takes experience.
After touring roughly 10+ homes, they often emerge with a sharper eye, a clearer sense of value, and the confidence to recognize the right home.
That education happens in the marketplace, not on a screen.
