Important Documents you must ask for before buying land in Nigeria

1. If the person says that the land was gifted to him, ask for a Deed of Gift.

2. If the person says that he bought the land, ask for Deed of Assignment, Deed of Conveyance or Irrevocable power of Attorney.

3. If the person says the land was shared between him and someone else, ask for Deed of Partition.

4. If the person says that he is holding the land in trust for a minor, ask for Deed of trust.

5. If the person says that the land is a family land, ask for written consent of the family head and principal members of the family or the family resolution.

6. If the person says he inherited the property without a Will, ask for the Letters of Administration.

7. If the person inherited the land from a late person who made a Will, ask for the grant of probate or Deed of Assent.

Buying land is not something you should do in a hurry, ensure that you conduct due diligence before you make payment.

I hate to repeat myself, but the point must be made: while I commend the federal government for distributing agricultural machinery, distributing equipment without proper policies will not solve our food security or insecurity challenges.
Looking back at the records:
•The Jonathan Administrationdistributed over 550 tractors through the Agricultural Equipment Hiring Enterprise (AEHE).
•The Buhari Administrationdistributed over 2,000 tractors using the same AEHE framework.
•The Current Administration, through the Renewed Hope National Agricultural Mechanization Programme, aims to distribute over 2,000 tractors and implements.
In less than two decades, the majority of the machinery distributed by the previous administrations has stopped functioning. This isn't because the brands were inferior, but because we lack policies that guarantee proper utilization and management.
Let me set the record straight: even if we distribute one million tractors today, it will not create a sustainable food system. What Nigeria truly needs is 10 to 20 years of uninterrupted, legally backed agricultural policies. These should include: 
1Indigenous Manufacturing:Establishing a national agricultural machinery manufacturing company in partnership with leading global firms to ensure local maintenance and production.
2National Farm Settlements:Creating nationwide farm settlements based on regional comparative advantages. By partnering with private investors through leasing agreements, the government removes the land-acquisition barrier, as Local Governments (LGs) would allocate land directly to investors.
3Research Revitalization: Revamping and merging agricultural research institutes. Their mandate should focus on developing improved seed varieties and modern practices, with direct links to higher institutions for seamless collaboration.
4Storage & Food Banks: Establishing national storage facilities and LGA-based food bank systems in collaboration with private investors across all 774 LGAs.
5Value-Addition Hubs: Creating industrial hubs within farm settlements. This requires infrastructure—such as roads linking farms to industrial areas and reliable electricity—where LGAs hold shares alongside private investors in manufacturing.
