Home Loan Prepayment: Not Always a Good Idea🏠
Many people rush to prepay their home loan. But timing matters.
✅ Prepay when:
🔥You’re in the early years of the loan
🔥You receive a bonus, incentive, or windfall
🔥Your emergency fund is already built
❌ Think twice before prepaying when:
🤦♂️You’re in the last 5–7 years of the loan
🤦♂️You may need liquidity in the near future
🤦♂️You don’t have sufficient emergency savings
Why?
In the initial years, a large portion of your EMI goes towards interest. A prepayment at this stage can save lakhs in future interest costs.
But in the later years, most of the EMI is principal repayment. The impact of prepayment becomes much smaller.
The lesson:

📌 Understand where you are in the loan cycle.
📌 The biggest savings come from early action.
A ₹50,000 prepayment in Year 3 can be more valuable than a much larger prepayment in Year 18.

The taxation for the ICICI Prudential NASDAQ 100 Index Fund depends entirely on when you purchased your units. This is because international funds saw major regulatory overhauls under Indian tax laws between 2023 and 2024.
💡For Investments Made From April 1, 2025 Onwards :
Following the clarification of the Union Budget rules, international equity index funds that hold more than 65% of their assets in equity (even if it's foreign equity) are categorized under the newly defined restructuring for specified mutual funds.
✔️Short Term Capital Gains (STCG):
If you sell your units within 2 years (24 months) from the date of investment, the gains are added to your overall income and taxed at your applicable income tax slab rate.
✔️Long Term Capital Gains (LTCG):
If you hold the units for more than 2 years (24 months), the gains are taxed at a flat rate of 12.5%. Note that indexation benefits are no longer available for these long-term gains.
💡For Investments Made Between April 1, 2023 and March 31, 2025
During this specific period, all international funds were stripped of long-term capital gains benefits entirely due to the Finance Act 2023 amendments.
Tax Rule: Regardless of how long you held the units (whether 1 month or 3 years), all gains are treated as short-term.
They are added directly to your taxable income and taxed according to your individual income tax slab rate.
💡For Investments Made On or Before March 31, 2023
If you have legacy units in this fund from its early days, they fall under the older non-equity/debt taxation structure:
✔️Short-Term Capital Gains (STCG): Units sold within 3 years (36 months) are taxed at your slab rate.
✔️Long-Term Capital Gains (LTCG): Units sold after 3 years (36 months) are taxed at 20% with indexation benefits, allowing you to adjust your purchase cost for inflation.
