I deeply express my concern over the unfortunate disappearance of Miss Eunice Ameh, who was reportedly last seen on the 6th of May, 2026, at about 5:40 PM, shortly after the close of work around Lake Chad Crescent, Maitama, Abuja, while heading towards Life Camp.
This development is both painful and deeply troubling, not only to her family and loved ones, but to all members of society who value human life, safety, and dignity. Incidents such as this remind us of the urgent need for vigilance, compassion, and collective responsibility within our communities.
I hereby appeal to residents of Abuja and the general public to assist with any useful information that may aid efforts to locate Miss Eunice Ameh. No information is insignificant. Anyone who may have seen her, interacted with her, or observed anything unusual around the stated location and time is kindly urged to promptly contact the nearest security agency or reach out to her family.
I also respectfully call on the relevant security authorities to intensify efforts towards ensuring her safe and immediate return. In situations like this, every passing moment matters.
May we all stand together in humanity, empathy, and solidarity until Eunice Ameh is found safe and reunited with her family.

C of O vs Deed of Assignment — What Is the Difference?
Two buyers purchase land in the same estate. Same size. Similar location. Similar price.
One gets a Certificate of Occupancy. The other gets a Deed of Assignment.
Five years later, one of them has a problem. A serious one.
Which one? And why? That is exactly what this article will explain in plain language, no legal jargon, no confusion.
First, Why This Matters
In Nigeria, the type of document you hold on a piece of land determines how protected you are. Not every document carries the same weight. Not every title gives you the same rights. And a lot of buyers find this out the hard way — after they have already paid.
Understanding the difference between a Certificate of Occupancy and a Deed of Assignment is not just useful knowledge. It is the kind of thing that can save you millions of naira and years of legal headache.
What Is a Certificate of Occupancy?
A Certificate of Occupancy - commonly called a C of O - is a document issued directly by the state government. It is the government's official recognition that you have the right to occupy and use a particular piece of land.
Under the Land Use Act of 1978, all land in Nigeria technically belongs to the government. What individuals own is not the land itself but the right to use it. A C of O is the document that formalises and protects that right.
When land has a C of O, it means the government has verified it, registered it, and issued a title in your name. That title is on record. It is hard to dispute. It is the strongest form of land ownership documentation available in Nigeria.
Think of a C of O as the government looking you in the eye and saying "this land is yours, and we have it on record."
What Is a Deed of Assignment?
A Deed of Assignment is a legal document that transfers ownership of land from one private individual or company to another.
When a developer buys a large piece of land, subdivides it into plots, and sells those plots to buyers, the document each buyer receives is typically a Deed of Assignment. It records the transaction - who sold, who bought, the size of the land, the boundaries, and the agreed terms.
A Deed of Assignment is a private agreement between two parties. It is not issued by the government. It is drawn up by a lawyer and signed by both the buyer and the seller.
Think of a Deed of Assignment as a private contract that says "this person sold this land to that person, and here are the details."
So Which One Is Stronger?
A C of O is stronger.
Here is the simple reason why. A Deed of Assignment only tells you that someone sold you something. It does not tell you whether that person had the legal right to sell it. It does not tell you whether the government recognises your ownership. It does not tell you whether someone else holds a competing claim on the same land.
A C of O, on the other hand, has government backing. The land has been surveyed, verified, and registered. Your name or the name of whoever holds it is on record at the land registry. That is significantly harder for anyone to challenge.
Does this mean a Deed of Assignment is bad?
No. Many legitimate land transactions in Nigeria are done with Deeds of Assignment, especially in estates developed by private companies. The deed is valid and enforceable when properly prepared. But it is one layer of protection. A C of O is a stronger, more complete layer.
Can a Deed of Assignment Lead to a C of O?
Yes, and this is important.
When you buy land with a Deed of Assignment, the next step should be to process a C of O in your name. This involves working through the state land registry, paying the relevant fees, and going through the government's perfection process.
This step is called perfecting your title. Many buyers skip it because it takes time and costs money. That is a mistake. Until your C of O is processed, your ownership is not fully registered with the government. You are relying entirely on a private document.
The ideal situation is this:
1. Buy the land
2. Collect your Deed of Assignment
3. Follow through to get a C of O.
One leads to the other. The Deed of Assignment is the transaction. The C of O is the recognition.

The Nigerian property market is full of terms that sound official but carry different levels of legal weight. You may hear about a Governor's Consent, a Gazette, a Letter of Allocation, a Registered Survey, or a Deed of Conveyance.
None of these are the same as a C of O, and none of them replace it. Some are supporting documents. Some are intermediate steps. Some are stronger than others. But when in doubt, the standard you are working toward is always a C of O in your name, properly registered.
Back to the Two Buyers
Remember the two buyers from the beginning?
The one with the C of O is protected. Their ownership is on government record. If anyone challenges their claim, they have the strongest document available in Nigeria behind them.
The one with only a Deed of Assignment is not necessarily in trouble, but they are more exposed. If the original developer has disputes, if the land was double-sold, or if a government acquisition arises, their protection depends entirely on how clean and properly registered that deed is.
The difference between them is not just paperwork. It is the difference between sleeping well and spending years in court.
What You Should Do
Before buying any land, ask what document you will receive. If it is a Deed of Assignment, ask whether a C of O exists on the land and if not, ask whether you can process one after purchase.
Verify any document you are given at the land registry before you pay in full. Do not assume that because a document looks official, it is legitimate.
And if you are not sure what you are looking at, get a property lawyer to review it before you commit.
