Update:
Visited a local venue today regarding B to A Khata conversion, and the experience was extremely frustrating.
The staff at the counters had little understanding of how the B to A Khata conversion process or e-Khata system works.
After collecting a token, I waited for 30 minutes. When my turn finally came, I was told they had no option to make updates and was redirected to the grievance counter.
The staff at the grievance desk seemed least interested in listening to complaints. For another 30 minutes, I kept hearing:
“Go to the Sub-Registrar Office for correction.”
“Show X sale deed and Y document.”
After providing all the requested documents and details, I was casually told that B to A conversion charges had been reduced from 5% to 2% and that I should simply pay whatever amount was displayed in the portal.
Finally, only my EPID and mobile number were written in a notebook, and I was told that I would receive a callback. No acknowledgement number or complaint number was shared.
Honorable DCM @DKShivakumar introduced the B Khata to A Khata conversion scheme with the genuine intention of helping Bengaluru property owners.
Unfortunately, the @GBA_office handling of the process has been extremely disappointing.
My experience 👇
1. Submitted my B Khata to A Khata conversion application on Day 1.
2. Officials did not touch the application until 3rd Feb.
3. Application was finally approved on 8th March and the payment link appeared. GBA staff themselves created/uploaded the property sketch, which is good.
4. The conversion fee was calculated using the wrong guidance value, resulting in an incorrect fee demand.
5. Emailed the helpline on 1st March — received a “mailbox full” error.
6. Emailed the GBA Commissioner on 10th March — no response.
7. Emailed Joint Commissioner Revenue & Special Commissioner on 31st March — no response.
8. Filed an RTI application on 26th March — no response even after 30 days.
9. Tweeted @osd_cmkarnataka on 18th April — no response.
10. Today (16 May), the fee was reduced from 5% to 2%. However, the fee is still being calculated using an incorrect guidance value.
While @DKShivakumar is trying to help residents, @GBAChiefComm@GBA_office officials are ensuring that the scheme’s benefits do not effectively reach common people.
Extremely disappointed with GBA’s functioning.

@GBA_office First, ensure your staff respond to emails and address Sahaya tickets and RTI applications. Simply posting random messages will not resolve the issue.
