Founder, @klubiq_app → property management software for African landlords. Building from Atlanta + Lagos. Sharing the engineering, hiring, and AI workflows.
Renting in Lagos doesn't look like renting in Nairobi or Accra. Different rent cycles, different payment methods, different ways to verify tenants.
Klubiq (@klubiq_app) is built for these realities, starting with Nigeria. Everything priced in Naira, rent collected through Paystack, tenants verified with NIN and BVN, and NDPA-compliant from day one.
I'm the founder. I'll be posting about building it, what I'm learning about PropTech, and the AI tools I actually use.
More to come.
Honest question for anyone who's been a good tenant in Lagos:
When you move, what proof do you carry that you paid on time and left it clean?
Usually nothing. Five years of on-time rent in Ikeja, and the next landlord still starts you at zero. So they ask about your church, your tribe, whether you're single. Not malice. No signal, so they reach for proxies.
@Klubiq_App is built to let tenants carry a verified rent record, by choice, between landlords.
What would you put on yours?
Honest question for Lagos landlords with more than one property:
Where does the full picture live? A notebook, your head, or three WhatsApp chats with three caretakers?
The landlord running four flats in Surulere usually has no single view of who's paid, who's owing, and what the last repair cost. Works fine until two things go wrong the same month.
@Klubiq_App is built to put occupancy, rent aging, and expenses on one screen.
How do you track yours?
Quick question for renters in Lagos:
How did you actually confirm your landlord owns the building?
There's a Reddit thread about a Lagos gym whose landlord had lost the property in court but kept collecting rent for years. Nobody knew until enforcement showed up.
The "landlord" you pay isn't always the owner of record.
@Klubiq_App is built to require that side to verify before they can collect.
What signal did you trust?
Question for Lagos landlords:
What's worse: a tenant who stops paying, or a tenant who stops paying AND you can't legally remove?
The horror stories in landlord videos always end the same way. Tenant defaults. Months pass. Cashflow gone. The eviction process feels impossible, so it doesn't happen.
@Klubiq_App is built to send those reminders before month four. The legal route is its own beast. Not one we're pretending to fix yet.
What's the longest you've had a non-paying tenant in place?
What's the most ridiculous fee an agent has ever asked you for?
I've heard "legal fee" on a flat with no legal document. "Caution fee" that wasn't refundable. "Agreement fee" for an agreement no one drafted.
Drop yours. I want to make a list.
Eid Mubarak.
Today is a reminder of what good neighbours actually look like.
The plate of meat sent across the compound. The shared meal. The visits with no agenda except "how body?"
Most of what's hard about renting in Lagos eases when the people in a building treat each other like that. Wishing you that kind of year.
Barka da Sallah from @klubiq_app.
Textbook: prospective tenant pays an inspection fee, it's deducted from rent if they sign.
Lagos reality: you pay ₦5k–₦20k to see a flat, you don't take it, the agent keeps the money. See three flats in a weekend, you've spent rent on nothing.
Whose idea was this?

Lagos: 400-500 new rental fraud cases a year. Landlord losses past ₦200 million.
Banks check your BVN before opening an account. Telcos demand a NIN before activating a SIM.
Then you hand the keys to your property to "trust me, I'm Tunde."
Klubiq (@klubiq_app) lets tenants build a verified Rent Resume. Same BVN/NIN rails, applied to who's living in your house. Optional, not mandatory. The ones who use it stand out.
The thing rarely said about building software for the Nigerian market is how much of the product is translating offline trust into digital signals. US PropTech inherits trust from credit bureaus. We manufacture it from scratch. It's slower. It's the moat. @Klubiq_App
A Lagos lease used to mean a week of physical meetings, printed copies, and signatures collected one office at a time.
Klubiq leases get signed in the browser. OTP-verified, multi-signer with witnesses, audit-logged from first draft to final PDF. External signers use a public portal, account not required.
Same legal weight. Hours, not weeks. @Klubiq_App
Adding more properties should not mean more confusion, more follow-ups, more scattered records, or more people trying to keep everything together manually.
That is usually the sign that your operations still depend too heavily on attention instead of structure.
Most Nigerian landlord-tenant disputes start with security deposits.
Tenants worry they won't see the money back. Landlords sometimes can't return it on time because the cash got used for something else.
Escrow fixes that. The money sits with a neutral party until conditions are met.
Klubiq (@klubiq_app) has escrow built in, with Paystack handling bank transfers on both ends.
@DeadlineDayLive How do you explain a 343 formation prevents a goalie from doing his job or a midfielder from distributing the ball or prevents a player from tracking his opponent. How does 343 formation prevents you from winning duels?
@MrBlackOG Isn’t it funny how Messi is the GOAT but Barcelona had to pay referees to win games? You lot are funny! Many of you didn’t even watch Ronaldo in 2006 but want to disrespect him.
