In New regime :-
📌Loss from HP head cannot be set off from any other head -S.115BAC(2)(ii) (loss may arise as Interest on SOP is not allowed but on Let Out Property,it is allowed)
[In Old Regime,inter head Set off is allowed;Max 2 Lacs]
📌Loss,if any in HP head cannot be Carry Forward to next year-S.115BAC (3)
[same is allowed in Old regime without any cap]
Buying property from an NRI? Don't go into the transaction without having a CA! Or understanding your tax liability.
Understand the TDS shock before making any payment.
Example 1: ₹3 Cr flat—long-term property
Effective TDS rate: 14.95%
TDS on the full ₹3 Cr consideration:
₹44.85 lakh
You pay the NRI seller ₹2.5515 Cr and deposit ₹44.85 lakh with the government.
Example 2: ₹5 Cr villa—short-term property
Effective TDS rate: 39%
TDS on the full ₹5 Cr consideration:
₹1.95 Cr
You pay the NRI seller ₹3.05 Cr and deposit ₹1.95 Cr with the government.
This is not an additional amount over the property price. The buyer deducts it from the amount payable to the NRI seller.
Without a Lower TDS Certificate, TDS is generally deducted on the gross sale consideration—not merely on the seller’s capital gain.
The seller’s final income tax is calculated on the actual taxable gain and excess TDS can be claimed as a refund.
Before paying even the booking advance to an NRI seller, involve a CA.

📌Cost of shares will be claimed as capital loss -STCL/LTCL based upon holding period
📌If AIS shows it as Sale of Securities, give feedback -Information is duplicate/included in other information (i.e. included as Dividend)
Officially, from 01-10-2024 buyback consideration is treated as dividend u/s 2(22)(f), and for capital gain computation the consideration is taken as nil, resulting in capital loss

LIC made a profit of ₹23,469 crore in the last 3 months.
It's more than any other company in the country*. Not even Reliance, SBI or HDFC Bank made such profits.
However, a large part of these profits come from the LOSSES their policyholders bear.
How? If you can't pay premium in the second year, you lose 100% of your investment.
Your insurance company is not bound to pay you anything in the case of long-tenure traditional policies.
If you can't pay after the 3rd year, you LOSE 70% of your investment.
For the 5th year, this amount is 50%.
The shocking part is that 36% of LIC's policies lapse in the second year.
Meaning that policyholders lose everything they invested on 36% of the policies.
For the 5th year, this number is 50% (persistency ratio).
Even if you abide by all the conditions, you get back just 4-6% returns.
The government and the regulator need to work on slashing the first-year commissions to agents (the biggest cause of low persistency) and increasing surrender value amounts for customers.
