Someone thought it'd be a good idea to use a water storage tank as a load bearing support. Or the building settled so much and sank in the middle, eventually landing on the water storage tank. Probably one of the more dangerous buildings I have entered. #dontwaiveyourinspection
2 air samples taken in the same spot, minutes apart. 1 has the mini-split off, 1 with it running. Can you tell the difference? Why running an HVAC and keeping it above 70 deg F when taking an air sample makes a difference.

Glad I didn’t walk on this roof today! A contractor removed some roof penetrations but simply covered these large openings w/ shingles. Stepping on a spot like this: major safety hazard, can ruin the shingles, lead to active leaks. #homeinspectorfinds#homeinspectionnightmares
It is strongly recommended to avoid applying or reapplying sealants, waterproofing coatings, or paint to foundation surfaces—and to refrain from finishing the basement—until the exterior water permeation and drainage issues are resolved. #DIY#homeinspector#realestate
Have shut-off valves been installed in your sewer or drain-waste lines? Always verify that the valves are in the open position before using any plumbing fixture or appliance in the building, as a closed valve can prevent proper drainage and lead to wastewater backup. #DIYPlumbing

In retrospect, I should have posted this on Day 1 of our little NE heatwave... A good reminder to inspect appliances around the home; ensure they are working properly &given some TLC once in a while for optimal performance. #basementmoisture#homeeducation#dehumidifier
Older bldgs constructed mid-20th c/earlier typically utilized two-wire ungrounded circuits. It's crucial to check for a bootleg or false ground,= hazardous condition: the ground and neutral are improperly connected, creating a misleading/unsafe grounding setup. Get it evaluated!
This is because the ducts are often undersized, loosely supported, or not designed for the higher airflow and pressure of the new equipment. Unfortunately, this flexing can loosen seams, worsen air leaks, and increase vibration and noise at registers and boots. #oldhouse#hvac
The refrigerator water supply line installation is non-standard and presents a high risk of concealed leakage and subsequent moisture damage. #plumbingnightmares#dontwaiveinspection
Continued exposure to this excessive heat can cause the plastic lines to soften, degrade, or fail prematurely, risking sudden, significant water damage. The plastic drain trap assembly also poses a melting hazard, which could lead to sewer gas intrusion or leaks.

Smell: ...when I entered the basement portion of this inspection I observed sewage backing up into the basement bathroom shower. I saw that the toilet sewage ejector pump was running continuously— & it was unusually loud. More: https://t.co/qncv4Us0LU #dontwaiveinspections
Notice that this steam radiator is quite close to the wall. Concern is the electrical wiring in the wall. Atypical & may increase the risk of damage & failure. I rec eval by qualified, lic electrician: 👁️wiring is protected & compliant w/ safety. #realestate#ElectricalSafety
Got an older home with ungrounded 3-slot outlets? Adding a GFCI device isn't a substitute for true equipment grounding. Get a qualified electrician to review your setup & ensure proper wiring conditions. https://t.co/Q4JFBSxm2O #oldhouse#electrical#homeinspector#homeeducation
This gas fireplace wall exhaust vent terminates too close below a vented soffit, which inadvertently acts as a vacuum for the hot exhaust rising from below. This can lead to the accumulation of carbon monoxide within the home.
