He’s using .06 (6%) as his cap rate. Because of the rent increase, the NOI goes up $45k and it gives his property an increased value. This is where he gets $750k. It’s added to his net worth not income.
Cap rates are based on many things but mostly current interest rates and quality of asset.

Why does it matter so much to Christians that Jesus rose from the dead?
Because if He didn’t rise, then He was just another teacher with nice ideas.
But if He did rise… that means death was defeated. Sin was paid for. Evil doesn’t win. Hope is real. and Jesus is exactly who He claimed to be.
The resurrection means Christianity is not just good advice. It’s good news.
It means your shame doesn’t get the final word.
Your suffering doesn’t get the final word.
Your past doesn’t get the final word.
And even the grave doesn’t get the final word.
Jesus rising from the dead changes everything, because it means there is forgiveness for sinners, hope for the broken, purpose for today, and eternal life for those who trust Him.
That’s why it matters so much.
