New Rheem ProTerra owner here (110V at that!).

Condos / multi-family could run into a lot of issues because air flow requirements for these vs the gas ones many were designed for are different. The size is also different. Venting requirements also differ. We got mostly lucky. Not everyone will. Not even everyone in my same building. Retrofitting is tough and expensive.

The performance is worse, especially with the 110V model (no hybrid mode to heat faster). 3 showers and you might be 3+ hours from hot water again.

You lose hot water when power goes out. True there is also risk from gas going out, but power goes out far more often.

"$2k at Home Depot" -- if you can install your own and get ride of the old one. You often have to decommission gas lines, so best to use a pro. Going to run $5-$7K in most cases for people, plus another $400-$500 for permit / inspection.

It's not the end of the world, but it's no nothing burger either.

(Note: We also had to replace HVAC system because the water heater provided the heat to the HVAC and heat pumps aren't compatible to do that.)

@rohindhar We decided against adding a 240V line and went with a 110V model, but there are real performance tradeoffs with that. (ie no hybrid mode)

And, many rebates went away at the end of 2025.
