@bavedikian @GaryGristick The LPs put up the equity, the GPs simply bring the LPs the deal. I believe this is most typical. However GPs may be required to have skin in the game ( their own capital) to make LPs comfortable.

@RandallHouseRE @mikebmeiz Good stuff - If possible, I always mention the fact I've purchased something near by when making an offer or talking shop. It really helps lower the owner's guard and allow for better conversation.
