@flanagancan Agreed. Especially in fragmented California. Like Crazy how the east bay regional parks has a crazy high capital and operations budget while city of Oakland parks struggle to even pick up trash at existing parks.

@VladSF It's really hard to make ground-floor commercial work in 100% affordable. There's not rly a financing source to fund the TI buildout needed to make the space desirable except for New Markets Tax Credits. And banks almost always underwrite to no income for any commercial space.
