Seeing a lot of people claim real estate appreciation doesn’t keep up with inflation, and there are better investments.

I’d love to see an analysis that includes the ‘big 5’ benefits of RE investing:

Appreciation, rent growth, principal pay down, tax benefits, easy leverage

Anecdote I’m noticing:
TONS of capital sitting on the sideline, waiting to pounce at first sign of blood in the market.

But it hasn’t happened (yet?).

A and B class inventory is still too scarce in single family.

Decent quality small multi family continues trading ~5-6 caps
