@cmkusher@Gossagio I have seen many vendors pass a property in at Auction as it didn’t hit reserve, and then 69mins later it they sell for it for the price it passed in at.
@cmkusher@Gossagio Mate the problem is Vendors are constantly reassessing their reserve price minute by minute as the Auction is going on.
The reserve price is essentially their bottom line. And as they get new information their expectations adjust.
@ausstockchick How would lenders and/or homeowners truly know the amount of equity they have until they have an offer from a buyer. In this example above there is no way the lender and/or homeowner would have ever thought since 2023 their property had declined in value by 28%.
