@cmkusher @Gossagio I have seen many vendors pass a property in at Auction as it didn’t hit reserve, and then 69mins later it they sell for it for the price it passed in at.

[888666MM @888666MM]

@cmkusher @Gossagio Mate the problem is Vendors are constantly reassessing their reserve price minute by minute as the Auction is going on.
The reserve price is essentially their bottom line. And as they get new information their expectations adjust.

@ausstockchick @ausstockchick can you answer this please? You can’t make a statement like this with no evidence.

[888666MM @888666MM]

@ausstockchick How do you know this? Any examples you can share?

[888666MM @888666MM]

@ausstockchick @ausstockchick evidence please?

[888666MM @888666MM]

@ausstockchick How would lenders and/or homeowners truly know the amount of equity they have until they have an offer from a buyer. In this example above there is no way the lender and/or homeowner would have ever thought since 2023 their property had declined in value by 28%.

[888666MM @888666MM]

@ausstockchick Probably considered low based on how they accumulate the data. Take this for example - a beachside unit in Newport (Syd Northern Beaches) sold for $1,675,000 in Oct ‘23. It has just sold again in Aug ‘26 for $1,200,000. That’s a $475,000 decline (-28.4%) in less than 3 years.

[888666MM @888666MM]

@samstrades The drop has already occurred. For example a 2 bed beachside apartment in Newport (Sydney’s Northern Beaches) sold for $1,675,000 in October 2023.

It has just sold again in August 2026 for $1,200,000.

That’s a $475,000 decline (-28.4%) in less than 3 years.
